The Gateway in Bexhill, East Sussex, is the latest landmark development to benefit from GTC’s innovative Community Heat Hub – an award-winning low-carbon heating solution that meets the Future Homes Standard from day one delivering 75-80% less CO₂ emissions than gas.  Developed by Vistry Group, the UK’s leading provider of affordable mixed-tenure housing, the new community is setting a benchmark for sustainable, future-ready living.

Overview

GTC has designed and developed a heat network solution for low-density housing developments that delivers a net zero carbon future for new homes, which will be installed alongside electric, fibre, and water networks.

The Community Heat Hub is an efficient and sustainable heat network solution that can be utilised across low-density, new-build housing, and mixed-use developments. The solution can be deployed competitively on development sites with over 150 units.

Once complete, The Gateway will comprise 801 high-quality homes along with a new primary school, community centre, and sports pavilion – all connected to GTC’s second operational Community Heat Hub in the UK.

The Gateway’s Community Heat Hub is a fully integrated, low-carbon energy centre that uses large air-source heat pumps and thermal stores to deliver efficient heating and hot water to every home on the development. Commissioned in February 2025, the network began supplying its first residents soon after – marking a major step forward in the delivery of sustainable, future-ready infrastructure at scale.

Immediate and long-term carbon savings

By replacing individual gas boilers with centralised air-source heat pump technology, the Community Heat Hub is projected to reduce annual carbon emissions by around 850 tonnes, supporting the UK’s national decarbonisation targets.

The network is designed to:

  • Deliver a 75–80% reduction in CO₂ emissions compared to traditional gas heating
  • Comply with Part L of the Building Regulations and the Future Homes Standard
  • Be net zero ready, aligning with long-term government policy
  • Offer a smart-grid-enabled solution to support future energy flexibility

A full multi-utility solution

GTC is delivering the full suite of utility infrastructure at The Gateway, providing:

  • Low-carbon heating via the Community Heat Hub
  • Electricity networks
  • Water and wastewater networks
  • Fibre broadband networks

This fully integrated approach allows developers like Vistry to streamline utility delivery with a single trusted provider.

GTC’s Community Heat Hub at The Gateway is more than an infrastructure solution—it is a critical step toward decarbonising the UK’s new homes market. With more Community Heat Hubs in the pipeline, this project adds to a growing portfolio of future-ready communities powered by clean, reliable, and efficient energy.

Home decarbonisation is top of the agenda right now and The Gateway at Bexhill is a brilliant example of how low-carbon heat can be delivered into new homes. The forthcoming end of gas means decarbonisation is no longer optional.
